FREQUENTLY ASKED QUESTIONS

How many units does Ponte Verde have?

 Ponte Verde has a total of 404 units, of which 400 are residential units and 4 are commercial units. The CUs are for common area use, such us clubhouse, storage, and gym.

Is there a Special Assessment in place?

 Yes. Ponte Verde currently has a $2 million dollars Special Assessment, which will end in July of 2026.

How can owners pay for their monthly HOA?

 The payment of the HOA can be mailed using the coupon book provided. ACH payments, as well as Billpay, can be implemented directly with your bank. Please download our ACH Forms from our “Documents Section”. Please note that regular HOA payment and SA payment each have their own ACH form. All instructions needed to set up ACH is on the ACH form itself. Our accounting office can provide you with the information required to set up Billpay.

What is included in the HOA fee?

 All items outlined in our budget are covered and paid for with our monthly HOA income. Specifically, water and sewage are covered expenses.

How can I obtain proof of master insurance?

 Please complete the “Condo Certificate Request Form” and return to the association via email to: receptionist@ponteverdecondo.com

How can I obtain a copy of my building’s Wind Mitigation Report?

  • Please send an email requesting such report to: receptionist@ponteverdecondo.com
  • On the subject of the email specify: Wind Mitigation Request and specify your building number

How can Condo Questionnaires and Estoppels be requested?

 Please contact our accounting office who will provide you with written instructions on how to proceed with either one of these requests.

How is the application process for sales and rentals?

  • Please follow the instructions outlined on the first page of our application package which is posted on the “Documents” section of our website
  • Please keep in mind that applications must be submitted in person. We will not process applications that are received by email, nor regular mail

How is access to the community granted considering that Ponte Verde is gated?

 

  • Residents access using their resident sticker which is placed on the resident’s registered vehicle(s)
  • Visitors need to follow the instructions outlined on the call box. Including real estate agents, as we do not provide access codes
  • Residents have also the ability to issue their visitor(s) a QR code using their “My Property Access” app

Are visitors allowed to park overnight?

 Any visitor’s vehicle that remains onsite after 11pm is considered an overnight vehicle and therefore is required to register. Residents can register their visitor(s) using their “Park-N-Spot” app.
